About Us
Community 1st was formed as a partnership between the private sector and the Secretary of State for Health and Social Care in 2004 with a clear mission to provide expert estate services to develop and maintain community-based primary health, social care and other community premises.
A full procurement exercise was carried out and the result was the formation of three separate companies. We were procured to provide a wide range of estate services in the Oldham, Sheffield, Cornwall and the Isles of Scilly areas for an initial period of 25 years.
We are approved to work in these geographic area’s without any further procurement process for every Service that we provide.

From a strategic and business planning perspective we have financial modellers, an in-house legal team used to structuring NHS contract arrangements, and expertise in business case development.

Business Case Development
We can provide a full business case development resource, including healthcare economic and pathway planning, financial appraisal, construction cost and time appraisal and any options appraisals that may be required. Or we can support your team working with the skill sets that you have in-house.
Construction and Capital Works
We can procure, manage, design, build, finance and operate if you wish. We can provide all of this or just elements depending upon whether you have capital, revenue, or you want us to raise funds for your project.
We have already procured over £400m of assets through our partnerships and we currently own and operate 21 health care assets across our geographic regions and provide estate and facilities management services to a larger portfolio of NHS owned assets.
Our team also have expertise in complementary areas, for example the provision of Keyworker Accommodation, Student Accommodation, Intermediate Care, and at home digital monitoring linked to Domicilary Care.

Contractual Arrangements
We have absolute flexibility to work with you on the basis that best suits you.
We can just work with you on a direct appointment for certain services, we can arrange finance for you and create a lease arrangement with or without facilities management services or we can create something new that suits your estate needs better.
